Granton Waterfront has reached another key milestone as works begin on “phase one” of the development.

Over the next few weeks, you will start to see the Council’s development partner, Cruden, securing the sites in preparation for the grounds works to commence, these works will include decontaminating the land, new utilities and demolition, progressing to delivery of:

  • 847 net zero carbon ready homes, including 45% affordable housing made up of a mixture of mid-market rent and social housing.
  • A serviced site for the new primary school and early years provision. The new school will go on to be built in the same timescales as the new development under a separate contract.
  • 14 retail units delivered at key locations.
  • Pocket parks, and high-quality landscaping and public realm.
  • Sustainable transport infrastructure including new and enhanced active travel routes, mobility hub and new and extended bus routes into the development.

As construction work begins, you will start to see increased activity in the area. This will include the movement of construction vehicles, the installation of site fencing and hoarding and information boards.

Every effort will be made to minimise disruption, with Cruden working to manage noise, traffic and adhere to responsible working hours.

Western Villages is now largely occupied, with 388 homes for social and mid-market rent providing accommodation for around 1,400 residents. These high quality homes provide much needed, affordable and energy efficient accommodation to help respond to the shortage of homes within the local area and the wider city.

Funding has now been secured to restore Granton Lighthouse – a 1860s former Northern Lighthouse Board depot – on West Harbour Road.

This historic building will be fully refurbished to create a learning, enterprise and exhibition/cafe space. As well as restoring some original features such as the lantern, the outside space will be transformed into a social space for people to sit and relax and enjoy some greenery. Disabled parking and cycle storage will also be provided.

To deliver these works, the Council has assembled a budget of £4.171 million, with funding secured from the Scottish Government (£2.278 million), the National Lottery Heritage Fund (£0.852 million), Historic Environment Scotland (£0.758 million) and the City of Edinburgh Council (£0.283 million).

Progress is already underway with planning approval granted in May 2026. The full refurbishment is due to complete in 2028.

Throughout June maintenance work will be undertaken within the gasholder park and on the frame. During this time the park will remain open but there will be small sections of the walkway closed off to pedestrians as the team work their way around the entire structure.
